What types of property can it analyze?+
Any type: residential flats, commercial units, industrial units, land, parking spaces, holiday rentals. The more information you provide (sqm, area, price, condition), the more accurate the analysis.
Are the price-per-sqm figures reliable?+
They are estimates based on public portal data and property transaction records. For an official valuation you need a certified appraisal. RealEstateAdvisor gives you a rigorous first filter, not a legal valuation.
What is the rental yield calculation useful for?+
Gross yield lets you compare the property's return against other investments (deposits, equities, funds). A yield above 5% gross is generally considered competitive in Spain.
Does it cover legal or planning aspects?+
It identifies common legal risks (holiday rental restrictions, building levy, charges) and planning red flags, but does not replace a solicitor or notary for full legal due diligence.
Does it replace a real estate agent or valuer?+
No. RealEstateAdvisor is an informed first analysis to help you filter opportunities and prepare the right questions before visiting the property or negotiating with the seller.
About the platform
How long does an analysis take?+
Between 5 and 20 minutes depending on API load. The parallel phase with 3 AIs is usually the longest (up to 5 min cap). While you wait, the page updates progress in real time.
Do I need an account to use it?+
No. You only provide your email to receive the result by email, but the full result is always available at the result page URL.
Are my analyses private?+
Yes. Each analysis has a unique ID and only whoever has the URL can view it. There is no public directory of analyses.
Which AIs take part in the analysis?+
Claude (Anthropic), Gemini (Google) and Groq/OpenAI act as analysts. The merge, critique, refinement and verdict are executed by the AI with best availability at that moment.
Can I download the result?+
Yes. Once the analysis is complete you can download the report as a PDF from the result page.
